How to write a rent increase notice in Kenya
A rent increase goes down far better when it is written, clear and on time. Here is what to put in the notice, a sample you can copy, and how to deliver it.
What to include in the notice
- Date of the notice and the names of landlord and tenant.
- The house or unit and the current monthly rent.
- The new rent and the exact date it starts.
- The notice period and the clause of the tenancy agreement that allows it.
- How to pay the new amount, and a contact for questions.

How to deliver it
- Give the notice in good time, within or longer than the period your agreement requires.
- Deliver it in a way you can prove: a signed copy handed over, or a written copy plus an SMS or WhatsApp message saying it was sent.
- Keep a copy with the tenant’s file.
- Follow up with a friendly SMS a few days before the new amount starts.
Keeping tenants when rent goes up
- Explain the reason briefly (rates, repairs, improvements, market).
- Increase in steps rather than one large jump where you can.
- Thank good tenants. Replacing a tenant costs a vacant month and time.
Frequently asked questions
How much notice must I give for a rent increase?
It is set first by your tenancy agreement, so read it. Many residential agreements ask for one or two months. Some tenancies, especially controlled ones and commercial premises, follow specific laws. Check the agreement and, if unsure, ask a lawyer.
Can I increase rent in the middle of a lease?
Not unless the agreement allows it. Usually rent is changed at renewal, or as the agreement’s review clause says.
Should the notice be in writing?
Yes. Written notice, delivered in a way you can prove, avoids arguments about whether and when the tenant knew.
Kodi keeps each tenant’s rent, balance and every payment on one record, so you can see exactly where a tenant stands before you send a notice. See rent collection.
