Your records stay yours
Each landlord’s buildings, tenants and payments are kept separate inside the database itself, so no one else on Kodi can see them. Payments are never deleted or quietly edited: a mistake is reversed and stays on the record, so your books always add up.

How much does Kodi cost?
Every new landlord starts with a free 3-month trial with all features switched on, so you can run your own buildings, bill rent and record payments before deciding. Before the trial ends we talk to you about a plan that fits the number of houses you manage. SMS to tenants costs KES 2 per message, bought as credits only when you need them.
Do I need to install anything?
No. Kodi works in the browser on your phone, tablet or computer, and you can add it to your phone’s home screen like an app. Your records are stored online, so they are the same on every device you sign in from.
Can tenants pay with M-Pesa?
Yes. Tenants keep paying the way they already do — by M-Pesa Paybill, bank or cash. You record the payment in a few taps (or confirm one the tenant sent through the tenant portal) and Kodi updates their balance and issues a receipt. If you bank with KCB, payments to your account can be matched to houses automatically — see bank reconciliation.
Can one tenant rent more than one house?
Yes. Switch it on in Settings and a tenant can hold several houses at once. A single payment can be split across their houses, and each house keeps its own balance.
Does Kodi handle water and electricity bills?
Yes. Enter each house’s meter reading and Kodi works out the units used and the bill at your rate per unit, adds it to the tenant’s balance and can text the tenant their bill. Fixed monthly charges such as garbage or service charge can be billed too.
Is my data private?
Yes. Every landlord’s records are kept separate inside the database itself, so no other landlord on Kodi can ever see your buildings, tenants or payments. Tenants only see their own account.
Can I manage several buildings?
Yes. Add as many buildings as you have, each with its own houses, rent amounts and water and electricity rates. You can view everything together or filter the whole app to one building.
