How arrears are worked out
Arrears = (monthly rent × months unpaid) + any late fee in your agreement − what the tenant has already paid. If a tenant owes 2 months of KES 15,000 and has paid KES 5,000 towards it, the arrears are 30,000 − 5,000 = KES 25,000.
Handling late rent calmly
- Remind early. A short SMS the day after the due date solves most cases.
- Quote the exact amount and how to pay, so there is nothing to ask back.
- Keep a record of every message and payment. It protects you if the matter goes further.
- Agree a plan in writing if a tenant genuinely cannot pay in full. A small agreed amount on a set date is better than silence.

Can I charge a late fee on rent in Kenya?
Only if your tenancy agreement says so and the amount or rate is stated in it. A fee that is not in the agreement is hard to enforce. Enter the late fee in this calculator only if your agreement allows it.
How do I work out rent arrears?
Add up the rent due for each month, then subtract everything the tenant has paid. This tool does that for you: months unpaid × monthly rent, minus part-payments, plus any late fee from your agreement.
What should I do first when rent is late?
Send a polite reminder the same week, in writing or by SMS, with the exact amount and how to pay. Most late rent is forgetfulness or cash flow. Keep every message as a record.
